Why hotels need specialist curtain fabric

Hotel curtain fabric is not the same as residential fabric. The spec sheet is longer, the stakes are higher, and BOMBA will show up unannounced.

Hotels don't buy curtain fabric the way a homeowner does. A hotel project involves 150 to 400 guest rooms, each needing a blackout layer and a sheer layer. That means thousands of metres of fabric, all the same dye lot, all fire rated, all tested to withstand industrial laundering. Get the spec wrong and you're replacing curtains across an entire building within 18 months.

Fire retardant compliance: BOMBA and beyond

This is the part most suppliers gloss over. Every hotel in Malaysia must comply with fire safety regulations enforced by BOMBA (Jabatan Bomba dan Penyelamat Malaysia). Curtain fabric in guest rooms, lobbies, ballrooms, and corridors must carry an FR rating. The standards referenced most often are BS 5867 Part 2 Type B and NFPA 701. Some international chains also require EN 13773 or their own proprietary fire test protocols.

Most suppliers won't tell you this, but not all "FR" labels are equal. Some fabrics are inherently flame retardant — the FR property is built into the fibre itself and won't wash out. Others are topically treated, meaning the FR coating degrades after repeated laundering. For hotels that wash curtains in-house every 3 to 6 months, inherently FR fabric is the only sensible choice. Topical treatments might pass BOMBA inspection on day one, but fail by the second wash cycle.

We carry both types and will tell you straight which one suits your project. Inherently FR fabric costs roughly RM12–18 per metre more than treated alternatives, but the total cost of ownership over a 5-year curtain lifecycle is significantly lower because you avoid retreatment costs and replacement risk.

Blackout performance for guest rooms

Guest satisfaction surveys rank room darkness as a top-three factor for sleep quality. A proper hotel blackout curtain fabric blocks 99% to 100% of external light. This matters most for city hotels where neon signage and street lighting bleed in through cheaper fabrics.

Our hotel-grade blackout fabrics use triple-weave or 3-pass acrylic foam construction. Typical weight sits between 240gsm and 320gsm. We stock widths of 280cm (110") and 300cm (118"), which cover standard hotel window heights of 260cm to 280cm without horizontal seaming. For properties with floor-to-ceiling glazing above 300cm, we can source 320cm-wide rolls on indent, but expect a lead time of 6 to 8 weeks from the mill.

Coordinated sheer and drape combinations

Nearly every hotel guest room uses a two-layer window treatment. Heavy blackout drapes sit behind a lighter sheer or day curtain. The sheer lets guests enjoy natural daylight and a street view without being on display to the building across the road. And the blackout closes for sleeping.

We stock coordinated pairings — sheer and blackout fabrics in matched or complementary tones — so your interior designer doesn't have to source from two separate pembekal. Both layers are available in FR-rated options. Sheer weights typically range from 45gsm to 85gsm in polyester or polyester-linen blends.

Commercial durability

Built for industrial laundering

Hotel curtains get washed hard and often. The fabric has to survive that cycle without losing colour, texture, or fire rating.

A budget hotel washes curtains maybe twice a year. A 4-star property, quarterly. Luxury hotels with high occupancy can cycle curtains through the laundry every 8 to 12 weeks. That's a punishing schedule for any textile, and it's where cheap residential-grade fabric falls apart — literally.

Our hospitality-grade fabrics are tested to handle commercial washing at 40°C to 60°C without significant shrinkage, colour loss, or hand-feel degradation. Typical colour fastness sits at grade 4 to 5 on the ISO 105-C06 grey scale, meaning the colour holds even after repeated hot washes with commercial detergent.

Dimensional stability matters too. A curtain that shrinks 3% after washing on a 280cm drop loses roughly 8cm — enough to leave an ugly gap at the sill. Our hotel fabrics are heat-set during manufacturing to keep residual shrinkage under 1.5%. But here's a practical tip most kedai kain won't mention: always order an extra 5cm drop allowance on hotel curtains regardless of the spec sheet. Mills quote lab shrinkage, not real-world washing conditions.

Hotel tiers and what each really needs

Not every hotel needs the same fabric spec. We supply across three broad tiers and the requirements differ more than you'd expect.

Budget hotels and transit hotels — places like Tune Hotels or OYO-branded properties near KLIA or KL Sentral. These prioritise cost per metre and fast replacement cycles. A 220gsm coated blackout in a solid colour at RM8–12 per metre does the job. FR rating is still mandatory, but the aesthetic bar is lower. They'll buy 500 to 1,200 metres per property and replace every 3 years.

Mid-range hotels — your Hilton Garden Inns, Holiday Inn Express properties, or well-run Malaysian chains. These need better hand-feel, linen-look or textured finishes, and coordinated sheer-blackout pairings. Budget typically sits at RM14–22 per metre for blackout and RM6–10 for sheers. They care about Martindale abrasion numbers because curtains need to last 5 years minimum.

Luxury hotels and resorts — properties in KLCC, Langkawi, or Penang where the interior designer specifies velvet curtain fabric or heavy linen curtain fabric with visible slub texture. The budget can run to RM35–60 per metre. Everything is inherently FR. And every roll must come from the same dye batch or the designer will reject it at site inspection. These projects need 4 to 6 weeks of lead time for indent orders, sometimes longer if stock runs low before Raya or during Chinese New Year factory shutdowns.

What your tukang jahit needs to know

Hotel curtain sewing is different from residential work. The volumes are higher, seam allowances tighter, and header styles more standardised. Most hotel contracts specify a pinch-pleat or ripple-fold header on a commercial-grade track system. Your tukang jahit or curtain contractor needs fabric that feeds smoothly through industrial sewing machines without puckering at seams.

We stock fabrics in standard widths of 280cm and 300cm (that's 110" and 118") so they can be railroaded — hung sideways with the width running vertically. This eliminates vertical seams entirely on standard-height windows, which is what every hotel operator wants. For properties with oversized windows, talk to us about 320cm-width sheers.

And if you're quoting a hotel job for the first time: factor in a cutting waste allowance of roughly 7–9%. Hotels have odd-width windows, bay windows, and corner suites that don't pattern-match neatly. The QS will push back on waste, but experienced langsir contractors know you can't avoid it.
