Walk into any condo in Mont Kiara or terrace house in Subang Jaya and the first thing you notice is the langsir. Not the sofa. Not the TV console. The curtain fabric sets the mood before anyone sits down.
That's why we see more tukang jahit and interior designers sourcing living room curtain fabric than any other category. Roughly 43% of our walk-in customers in 2025 came specifically for hall or living area drapes. And the trend hasn't slowed.
But here's the thing most pembekal won't tell you — the cheapest polyester from the Jalan Ipoh fabric district might save you RM3 per metre upfront, but it pills after 8 months of sun exposure. We've had curtain makers bring in their client's old fabric for us to identify, and it's almost always a low-GSM polyester with zero UV treatment. Not worth the callback.
Clean lines. Neutral tones. This is what you see in most new launches from SP Setia, Gamuda, and Mah Sing — the ruang tamu designed around calm, open spaces. For this look, go with a flat-weave polyester or linen-blend curtain fabric in 180gsm to 220gsm. The texture should be subtle, not heavy. Widths of 280cm or 300cm work best because you avoid joining seams on large sliding doors.
Colour-wise? Off-whites, warm greys, soft oat. Avoid pure white — it looks clinical and stains too easily in Malaysian humidity.
If the living room has crown moulding, dark timber flooring, or a chandelier, you want fabric with weight and body. Velvet curtain fabric in 280gsm to 340gsm gives that richness. Deep emerald, burgundy, navy. These drape with a natural fall that cheaper fabrics can't replicate.
We carry velvets in both 54-inch and 118-inch widths. The wider rolls are harder to source — most kedai kain in KL only stock the narrow width. But for a 320cm ceiling height, you need that extra width or you'll end up with a horizontal seam halfway down the curtain. Nobody wants that.
This is the most popular request we get right now. A sheer layer in front, a heavier drape behind. Or sometimes reversed — blackout at the back, decorative sheer facing the room. The layered look works especially well for living rooms with large glass panels, like the floor-to-ceiling windows in KLCC condos or Bangsar South apartments.
For the sheer layer, pick something between 45gsm and 85gsm. Voile, organza, or a linen-look sheer. For the back drape, a blackout curtain fabric in 3-pass coating handles the sun. Together, you get privacy when you need it and soft filtered light during the day.
Malaysian living rooms face a unique problem. The equatorial sun hits hard, and most condos have west- or east-facing glass walls that turn the hall into an oven by 3pm.

Most suppliers won't tell you this, but a dim-out fabric paired with a separate blackout lining actually performs better than a single blackout fabric in many cases. Why? Because the lining protects the face fabric from UV degradation. Your front curtain keeps its colour for years instead of fading in 14 to 18 months.
Trends shift. Three years ago everyone wanted grey linen. Now?
Earth tones are dominant. Terracotta, sage green, warm beige, muted mustard. These colours pair with the wood-and-rattan interior style that's taken over Malaysian home design. And the fabric choices follow — natural-fibre blends, slub textures, anything that looks handwoven even if it's machine-made.
Performance fabrics are growing fast too. Stain-resistant, anti-bacterial, fire-retardant to BS 5867 Part 2. Especially for families with young children or households with pets. We stock roughly 287 colourways across our performance range alone.
And motorised curtain tracks have changed fabric requirements. Lighter fabrics — under 200gsm — work better with motorised systems because the motor doesn't strain. If your client is installing a smart home system, factor this into fabric weight selection early.
Living room curtain fabric at our showroom ranges from RM8 per metre for basic polyester sheers to RM65 per metre for premium imported linens and velvets. The bulk of what we sell for residential living rooms falls between RM15 and RM35 per metre.
For curtain makers buying in volume — say a condo project with 120 units — we offer roll pricing. MOQ is typically 50 metres per colourway for ready stock items. Custom orders from our mill partners in China start at 300 metres, with lead time around 35 to 45 days. During CNY season, add another 2 weeks minimum. And stock runs low before Raya — every year, without fail.
We don't charge cutting fees for orders above 10 metres. Below that, there's a small cutting charge of RM2 per cut. Fair enough for a single bidang.

Ready stock items ship within 1-2 working days for Klang Valley. Outstation delivery via courier takes 3 to 5 days depending on location. East Malaysia add 2 days.

For most Malaysian living rooms, a mid-weight polyester or linen-blend fabric between 180gsm and 260gsm works best. These fabrics handle humidity well, resist mould, and drape nicely. Layer a sheer at 45gsm to 80gsm behind a heavier drape for full light control. If budget allows, a natural linen in 200gsm gives a beautiful textured look — just make sure it's been pre-washed or sanforised to prevent shrinkage.
For a standard sliding door (roughly 240cm wide), you need about 2x fullness — so around 480cm of fabric width. With 280cm-wide fabric, that means approximately 2 widths or bidang. Always add 15cm to 20cm for hems and headers. Your tukang jahit can advise on exact measurements based on your track or rod type.
We sell both ways. Walk-in customers can buy from as little as 1 metre for sampling or small windows. For curtain makers and contractors handling bigger projects, we offer full roll pricing — typically 50 to 60 metres per roll — at better rates per metre. No cutting charge on orders above 10 metres.
West-facing units get brutal afternoon sun. A 3-pass blackout fabric (usually 240gsm or heavier) blocks 99% of light. Alternatively, pair a dim-out fabric rated at 85% to 90% blockage with a separate blackout lining — this gives you more colour and texture choices for the front fabric while still keeping the room cool.
