Why Restaurant Curtains Are Not the Same as Residential

Restaurants destroy fabric. Grease vapour from the kitchen drifts out and clings to fibres within weeks. A waiter bumps the curtain with a tray of tomyam. Red wine splashes during Friday night service. And six months later, the owner calls us asking why the curtains look like they've been through a warzone.

That's the reality of F&B curtain material — it takes punishment that home curtains never see.

We stock dining curtain fabric engineered for exactly this. Our restaurant-grade polyester blends and stain-treated fabrics handle daily abuse while still looking sharp enough for fine dining. Most are 240gsm to 320gsm weight, available in 54-inch and 118-inch widths, with colourfast ratings of Grade 4 or better on the ISO 105-B02 scale.

But here's where most suppliers get it wrong. They'll sell you the same fabric they'd put in a bedroom. Pretty? Sure. But after three professional washes, the colour fades and the drape goes limp. Restaurant drapery needs industrial-wash durability — minimum 50 wash cycles without significant colour loss. We test our fabrics against that benchmark before adding them to the F&B range.

Fine Dining vs Casual Cafe — Different Fabric, Different Budget

A fine dining restaurant in Bangsar South needs heavy, luxurious draping that absorbs sound and creates intimate spaces between tables. Think velvet curtain fabric at 280gsm or heavier, in deep colours — burgundy, forest green, midnight navy. These run RM15 to RM22 per metre at 118-inch width. Not cheap, but the ambiance they create justifies it.

Casual cafes and kopitiam-style outlets have different priorities entirely. They want bright, easy-to-wash fabric that can handle the 11am lunch rush crowd. A linen-look polyester at 180gsm does the job — looks natural, drapes well, and costs around RM8 to RM12 per metre. We've supplied this for dozens of cafe fit-outs across Damansara and Mont Kiara.

Then there's the middle ground: casual dining chains, steamboat restaurants, Japanese restaurants. These need something between — typically a 220gsm dimout fabric that blocks harsh afternoon sunlight while being wipeable. Stain Resistance — The Non-Negotiable for F&B

Most suppliers won't tell you this, but "stain-resistant" is a spectrum, not a yes-or-no feature. There's a massive difference between a fabric with a basic water-repellent spray and one with proper Teflon or C6 fluorocarbon treatment baked into the fibre at the mill.

The cheap version beads water for about 8 weeks before wearing off. The proper treatment lasts 30 to 40 industrial wash cycles. Guess which one most kedai kain along the Jalan Ipoh fabric district sell?

We carry both tiers. For budget-conscious mamak renovations, the spray-treated fabric at RM9 per metre gets the job done — just plan for curtain replacement every 18 months. For anything mid-range and up, spend the extra RM3 to RM5 per metre on mill-treated fabric. It pays for itself within the first year by avoiding replacement costs.

Oil stains are the worst offender. Cooking oil vapour is invisible and relentless. It bonds to natural fibres permanently. That's why we push synthetic blends — polyester-cotton at 80/20 ratio minimum — for any restaurant within 8 metres of the kitchen pass. Pure cotton or real linen curtain fabric should only go in private dining rooms or areas fully separated from cooking zones.

Fire Safety — Bomba Won't Sign Off Without It

This catches people out constantly. Your restaurant renovation is 90% done, the CCC inspection is next week, and suddenly Bomba flags the curtains because there's no fire certificate.

Under UBBL 1984, curtains in commercial premises need fire-retardant certification. The standard most commonly accepted is BS 5867 Part 2 Type B or equivalent. Every roll we supply for commercial F&B projects comes with the test certificate — we keep them on file and can reprint on the same day.

And no, spraying regular fabric with fire retardant after the fact is not the same thing. Bomba inspectors in KL have become stricter about this since 2023. They want to see the mill certificate showing the fire-retardant treatment was applied during manufacturing, not a post-treatment spray job.

We keep roughly 45 fire-rated fabric options in ready stock at our Jalan Klang Lama warehouse. If your project needs a specific colourway that's not in stock, lead time from our mills is 3 to 5 weeks — plan accordingly, especially during CNY when factories in China shut for 2 to 3 weeks.

Choosing the Right Fabric for Your F&B Concept

Western Fine Dining & Steakhouses

Heavy velvet or chenille, 280gsm and above. Deep jewel tones. The fabric needs to absorb ambient noise — diners paying RM200 per head expect conversation privacy. We've supplied velvet drapery for steak restaurants in Pavilion KL and TTDI, where acoustic dampening was a specific brief from the interior designer.

Japanese & Korean BBQ Restaurants

Smoke extraction is never perfect in tabletop BBQ places. The curtains absorb smoke and grease from every session. Stick to 100% polyester in medium weight — 220gsm maximum. Darker colours hide discolouration better. And buy 15% extra fabric upfront because you'll be replacing sections every 12 to 16 months regardless of treatment.

Cafes, Brunch Spots & Bakeries

Light and airy. Natural textures. These spaces want the curtains to feel approachable, not formal. A linen-blend or cotton-look polyester at 160gsm to 190gsm in oatmeal, ivory, or sage green works perfectly. Wide widths — 280cm or 320cm — let you drape generously without seams, which matters when Instagram-obsessed customers are photographing every corner of your cafe.

Hotel Restaurants & Banquet Halls

These overlap with our hotel curtain fabric range. Banquet halls need blackout curtain fabric for AV presentations, plus decorative sheers for daylight hours. We typically supply both layers — a 3-pass blackout at 350gsm behind a decorative dimout sheer at 140gsm. The combination handles every event scenario from corporate lunch to wedding dinner.

Franchise & Chain Outlets

Consistency matters here. When a bubble tea chain opens 23 outlets in 18 months, they need the exact same fabric in the exact same colourway every time. We hold buffer stock for active franchise accounts — your project manager just calls and we cut from the same dye lot. Stock runs low before Raya season though, so place your bulk order by early March if you have Q2 openings planned.

Working with Restaurant Fit-Out Contractors

About 70% of our restaurant curtain fabric goes to fit-out contractors rather than restaurant owners directly. The workflow is straightforward: your ID specifies the fabric from our sample book, you order through our trade counter, and your tukang langsir collects from our warehouse.

We provide cutting to length if needed — no cutting charge for orders above 30 metres. Below that, there's a RM15 cutting fee per cut, which is still cheaper than doing it on-site and risking waste on a RM18-per-metre fabric.

For large projects — full restaurant fit-outs, hotel F&B wings, food court renovations — we assign a dedicated account manager. They'll handle colour matching across multiple zones, ensure all fire certificates are compiled into one folder for your CCC submission, and coordinate delivery scheduling around your contractor's timeline.

Container delays from Chinese ports have been unpredictable since late 2024. If your project has a fixed opening date, don't wait until 4 weeks before handover to order. Place the order when the ID confirms the specification. We'll reserve your stock and you can adjust quantities by up to 20% without penalty before the cut date.
