For these projects, we recommend our 110-inch (280cm) polyester-linen blends in the RM8-15 per metre range. They drape well. They're machine washable. And at 180-240gsm, they're heavy enough for proper blackout lining without feeling stiff.
But here's something most suppliers won't tell you: going with a 118-inch (300cm) fabric width for high-ceiling Kuantan condos saves you money versus buying 110-inch and adding a join. The per-metre cost is only RM1-2 higher, but you eliminate the cutting charge and sewing labour for the seam. On a 40-unit project, that adds up to thousands in savings.
Resort and boutique hotel projects in the highlands have specific fabric requirements that differ from residential work. Fire retardant ratings matter. Colour fastness needs to be grade 4 or above because highland UV exposure through large windows is brutal, even in cool weather. And the damp climate means you want fabrics tested to resist mildew — which rules out most cheap cotton blends.

The East Coast Expressway (LPT2) connects our PJ warehouse to Kuantan in under 3 hours by road. Standard freight takes 2-3 working days. Express dispatch gets it there next day for an extra RM80-120 depending on weight. We've shipped as far as Rompin and Pekan without issues — the logistics network along the east coast corridor is solid now.
Temerloh and Mentakab are even closer. Roughly 2 hours from KL via the Karak Highway, they fall within our standard Peninsular Malaysia delivery zone. Bentong too. And for Cameron Highlands, the route goes through Simpang Pulai — about 3.5 hours door to door.
Fabric rolls are wrapped in heavy-duty polythene, then boxed with corner protection. We don't do loose rolls in the back of a van — that's how you get water stains and edge damage during transit. Every outstation shipment includes a packing list with roll numbers, metreage, and colour codes so your kedai kain or workshop can verify against the purchase order on arrival.
For Cameron Highlands deliveries, we double-wrap. The humidity up there can cause condensation inside packaging during the climb from lowland heat to highland cool. It's a small detail. But it matters when you're supplying RM40-per-metre Belgian linen that a client has waited 6 weeks for.

Kuantan beachfront condos — lightweight polyester sheers and UV-resistant dim-outs dominate. Salt air and humidity mean natural fibres like pure cotton don't last. We push our Korean polyester sheers at RM8-12 per metre, 110-inch width, for these projects. They wash easily and hold colour even with direct ocean-facing sun exposure.
Cameron Highlands resorts — heavier fabrics work beautifully in the cool climate. Linen curtain fabric at 240-280gsm is a favourite for boutique hotel rooms targeting the premium market. The natural texture suits the highland aesthetic. And unlike in lowland Malaysia, the cooler temperatures mean linen hangs better without the limpness you sometimes get in hot, humid KL interiors.
Temerloh and Bentong residential — mid-range polyester-cotton blends at RM10-18 per metre suit the market here. Practical, washable, wide enough for standard ceiling heights. These are bread-and-butter orders for local tukang langsir and we keep them in ready stock year-round.
One more thing. Container delays from Chinese ports have been unpredictable this year. If your project timeline is tight, check stock availability before you confirm with your client. We update our stock list weekly and can reserve rolls against a confirmed PO.
