Double-sided curtain fabric gives you a finished colour on both faces. Front and back. One piece of cloth does the work of two — the decorative fabric and its lining — because the reverse side already comes in a coordinated shade. For a condo project in Mont Kiara with 347 units, that's 347 sets of curtains where your tukang jahit only handles a single layer instead of stitching on a separate lining.
The maths is straightforward.
A typical lining fabric costs RM3 to RM6 per metre. Labour to attach it adds another RM1.50 to RM3 per metre, depending on whether you're working with a factory or a small kedai kain operation. Multiply that across a 500-unit development — say each unit needs roughly 12 metres of fabric — and you're looking at RM27,000 to RM54,000 in savings on lining material and sewing alone. Most suppliers won't tell you this, but double-sided fabric actually reduces your total per-window cost by 15% to 22%, not the "50% savings" some salespeople throw around.
Still substantial. And the time saved matters just as much as the money.
We stock our double-sided range in 118-inch width (roughly 300cm), which covers most floor-to-ceiling windows in Malaysian condos without any horizontal seaming. The 54-inch width works for smaller windows, bay windows, and shophouse projects where you want tighter control on fabric usage.
Here's what keeps condo developers up at night: you hand over 400 units, and within six months the building exterior looks like a patchwork quilt. White curtains on the 12th floor, pink on the 14th, someone on the 8th hung up a bedsheet. The management corporation complains. The developer's brand takes a hit.
Double-sided fabric solves this because the outward-facing colour is built into the material. Every unit gets, say, a silver-grey reverse regardless of whether the room-side colour is navy, beige, or charcoal. From outside the building, floors 1 through 38 look identical. Uniform. Clean.
We've supplied double-sided fabric to high-rise projects along the Federal Highway corridor, in Bangsar South, and for a hotel refurbishment near KLCC. The feedback from property managers is consistent: fewer complaints about facade appearance, and owners can still pick a room colour they actually like.
But you need to specify the outward-facing colour early. During the tender stage, ideally. Once the developer signs off on the facade colour — usually off-white, silver, or light grey — that locks in the reverse side of every curtain in the building. The room-facing colour stays flexible.
We carry roughly 43 colourways across our double-sided range. Not all of them are two-tone — some show the same hue on both faces but in different saturations. A light taupe front with a slightly darker taupe reverse, for instance. Subtle, but enough to give the outward face a uniform appearance while the room side carries a warmer tone.

Fabric weight sits between 220 and 280 GSM depending on the weave. That's heavier than a standard polyester sheer (typically 80-110 GSM) but lighter than a full blackout curtain fabric. The drape is good — not stiff, not limp. Falls naturally without excessive fullness ratio. Most tukang jahit use 1.5x to 2x fullness with this material.
Width options: 118 inches (300cm) for full-drop applications, and 54 inches (137cm) for railroaded or narrower windows. Both are ready stock at our Jalan Klang Lama warehouse in Taman Desaria.
Let's be clear. Standard double-sided fabric is not blackout. It gives you dim-out in the range of 70% to 85%, depending on the colour combination. Darker face colours perform better — navy/grey blocks more light than beige/white. If the project brief calls for full blackout, you'll need either a triple-weave blackout fabric or a separate roller blind behind the double-sided curtain.
For most living rooms and common areas, 70-85% dim-out is perfectly adequate. Bedrooms in luxury developments sometimes need the full blackout treatment — in those cases, we recommend pairing double-sided fabric for the facade-facing curtain with a motorised blackout roller blind for the sleeping side. Two layers, but the double-sided still saves you from adding lining to the decorative curtain.
Colour fastness is Grade 4 to 5 on the grey scale for most of our range. That means your curtains won't fade noticeably for 3 to 5 years under normal Malaysian sun exposure — and longer if the unit doesn't face west. West-facing units above floor 20 get the harshest UV, so it's worth specifying Grade 5 fastness for those blocks.
Ready stock colours ship same-day if you order before 2pm. We hold between 800 and 1,500 metres of each popular colourway at our PJ warehouse — enough to cover most mid-sized condo projects without waiting for a restock shipment from China.
MOQ for ready stock: 50 metres per colour. Walk-in buyers purchasing smaller quantities pay a cutting charge of RM2 per cut. We don't penalise small orders — some of our best repeat customers started by buying 15 metres to test with their tukang jahit before committing to a bulk run.
Custom colour bonding is where lead times stretch. If your developer wants a specific Pantone shade on the reverse side that we don't carry, the minimum order jumps to 1,000 metres per colourway, and production takes 45 to 60 days from the factory in Shaoxing. Add 18 to 22 days for shipping. And if you're ordering between October and January, expect delays — container space from China ports gets tight before Chinese New Year, and prices spike.
Stock runs low before Hari Raya too. Curtain installers across the Klang Valley rush to complete residential jobs before the festive season, and our double-sided beige/white combination — the highest-volume SKU — can sell out 3 to 4 weeks before Raya. Plan ahead.
The alternative to double-sided is a standard single-face fabric with a separate lining sewn on. That approach has its place — particularly with velvet curtain fabric or heavyweight linen curtain fabric where the decorative face carries most of the design impact and the lining serves purely as a light blocker and fabric protector.
But for mid-range residential projects where cost per unit matters and facade uniformity is a contract requirement? Double-sided wins on efficiency. Your curtain maker handles one layer. Your installer hangs a lighter product. And you're not paying for two separate materials plus the sewing to join them.
The trade-off is flexibility. With a lined approach, you can swap the lining independently — upgrade to blackout lining, use thermal-insulating lining, or replace a sun-damaged lining without changing the face fabric. Double-sided fabric is all-or-nothing. If the reverse fades, you replace the whole curtain.
For most developers handing over standard-spec units, that trade-off is well worth it. The curtains are a handover item, not a permanent fixture. Owners will replace them within 5 to 8 years anyway.
